Selling Your Home With Tryon Realty Partners

Since 2003, we have assisted hundreds of Sellers through the process of preparing their home for sale, assisting homeowners with improvements to aid in a higher selling price, negotiating contracts for sale and navigating through the closing process. Here’s a brief overview of our home selling process.

Selling Your Home Certified Pre-Loved

The concept is new for real estate but hear us out.

Traditionally, a Buyer and Seller will go under contract on a property and then weeks later, a Buyer will have their inspector go through your home to look for issues. Even on newly constructed homes, inspectors will find items that will need to be addressed that can prove costly to the Seller. So let’s take the inspection out of the hands of the Buyer’s inspector and use it as a marketing tool for our Seller.

With our Certified Seller process, our listings have been inspected and, sometimes, the repairs have been made ahead of the listing. Other times, Sellers will opt to not make repairs and adjust the price accordingly. The benefits to the Certified Seller process are:

  • The Buyer knows exactly what they’re buying so, in a multiple offer situation, they are willing to pay a bit more since there isn’t likely to be a surprise during their inspection.
  • The Seller has the confidence that a Buyer is less likely to walk-away from the transaction as a result of the home inspection.
  • The Seller can elect to address the items uncovered during the home inspection on a timeline and cost of their choosing, saving them both time and money.

Setting the Pricing Strategy

Assisting our homeowner clients with property pricing of their home is the core of every successful home sale. We will examine the local sales that were successful, the ones that weren’t, the immediate competition, and what your potential Buyer is looking for. From that, we will arrive at a price and will provide you with a Net Sheet to know what your actual proceeds from the sale will be.

Preparing Your Home For Sale

Failing to prepare your home for sale would be like trying to run a race with untied shoes. Eventually, you’ll finish but it likely won’t be in first place. Let us provide you with recommendations to assist with preparing your home for sale so that it looks good for the photos and even better in person.

Professional Photography

Today’s home buyers will make the decision to consider your home first based on the photos they see on their favorite real estate app or website of choice. If the pictures don’t exceed their expectations, they will not move forward to view the home in person. That’s why we hire professional photographers to shoot every room of your house in high resolution HDR images.

3-D Tour

3-D Tours are a useful tool to allow prospective home buyers to tour your home without having to step foot in the door. These tours can be viewed on any computer or mobile device.

Floorplan

The number one request that Buyers have is for a floor plan. That is why we make our professionally drawn floor plan, with room sizes, available to every prospect interested in your property.

Safety Protocols

The realities of Covid-19 is that it’s far from being business as usual and we believe in taking every precaution to keep our clients safe. For our occupied homes, we do not allow overlapping showing appointments from prospective Buyers and their agents. Also, the only open houses that are truly safe are virtual ones. Finally, our clients are provided with sanitizer and masks that are for other agents and prospective Buyers.

Electronic Paperwork + Transparency

We have been a pioneer of electronic real estate transactions since they arrived in the industry in 2009. Today, 100% of our transactions are handled virtually but virtually doesn’t mean without support. That’s why we take the time to walk through every aspect of the contract with our clients understand the nuances of each transaction.

Also, your “paperwork” is stored online where it can be accessed and downloaded for up to five years after the transaction has closed.
