The University area had 25 closings in October 2014. 24 of these sales were for resale properties and two were for new construction. 92% of the closed sales were for single-family homes, and of these single-family home sales, most were for three bedroom (43.5%) and four bedroom (30.4%) homes. The median sales price of $136,500 was down 7.5% from October 2013 but up 7.1% from median sales in September. The average single-family home price was $177,135 while the average condo/townhome price was $135,700. There were 45 new listings in October, up by just one listing from September and up 22% from October 2013. Sellers received 95.8% of their original listing price, which was an increase from last month (94.1%). Homes in the University area spent an average of 48 days on the market, and there was a 3.3 months’ supply of inventory on the market as of October 2014.
