Cornelius, NC (like Dilworth) had a strong month for condominium/townhome sales in October 2014. 37% of the 73 closed sales in October were for condos/townhomes while 86.3% were for single-family homes. There were 76 new listings, up 2.7% from new listings at this same time last year and down 22.4% from September 2014. The median sales price was $240,000, up 12.1% from the same time period last year down just slightly from September’s $244,500 figure. The average sales price of a single-family home in October was $600,678 while the average price for a condominium/townhome was $166,569. There were 269 homes on the market in October in Cornelius, and homes spent an average of 73 days on the market. There is an average of 4.2 months’ supply of inventory in Cornelius, which is slightly higher than the Charlotte average of 3.5 MSI. Sellers received 93.8% of their asking price in October; comparatively, sellers received 95.7% of their asking price in September 2014 and 95% of their asking price in October 2013.
