Q. I am searching online to find a home and it is very confusing. Some websites contain more information than others. What's the deal? Where can I find homes for sale in the Charlotte area?
A. This is a very common question for any home buyer. Searching for a home online can be confusing until you figure out the pattern.
99.9% of real estate websites receive a data feed from the Carolina Multiple Listing Services and then brand that data as their own. This is true for Realtor.com, Trulia.com, AOL, Zillow, Frontdoor.com, etc. It is their decision as to how much of that data they allow to appear on their site. Some like to take a small portion and the mix in their own community data.
For a fee Realtor.com allows agents to upgrade their listings to allow them to appear with a longer description, more photos, virtual tours, etc.
Our website, CharlotteHouseHunter.com, offers Charlotte area buyers access to listings in both the Charlotte area of North Carolina (Union,Cabarrus, Mecklenburg, Gaston, Lincoln, and Iredell counties) as well as access to the multiple listing service that covers York and Lancaster counties in South Carolina. If the home is listed for sale and available for sale, we've got it!
Another alternative is that your real estate agent can set you up to receive listings directly from the multiple listing service. Our system allows you to get notified on a daily, weekly, or even instantly when a home matching your pre-defined specs hits the market. While you don't have as much control with this arrangement (as in you can't change the parameters without your agent's assistance), it does allow the most complete information available.
However, keep in mind that the information provided is only as good as the person who entered it.
Your agent may also have access to additional listing data that isn't publicly available such as floor plans, disclosures, etc. For this, simply ask your real estate agent and they can forward or retrieve any information you may need.
